What part does planning play in land valuation?

With Planning Consent

If your land can be offered with planning consent, you will maximise the value of your land. Full planning consent is required for developments not covered by permitted development rights.

Without Planning Consent

You can sell your land without planning consent, however the land valuation will likely vary significantly compared to land with planning consent. However, not all building projects require planning permission, if they are covered by permitted development rights.

Subject to Planning Consent

When a piece of land is sold subject to planning, the interested buyer will agree to buy the site and exchange contracts as long as they are able to secure the planning consent they need to develop on the land. (This agreement will be covered by what is known as either an option or conditional contract).
