September 2021 was the third busiest month for property sales across the UK since records began in 2005 (HMRC). It is estimated close to 161,000 sales took place, compared to 199,000 in June 2021 and nearly 177,000 in March 2016 prior to the 3% SDLT surcharge.

Although sales volumes dipped over the summer months, sales activity in 2021 has far outstripped longer term averages. Sales volumes for the final quarter will need to be 17% higher than in 2020 to make 2021 the busiest sales market on record.

"The amount of recent activity has led to huge price increases as the pandemic caused more people to assess their living arrangements. Many homeowners have been looking to upsize, with garden and home office being key property search terms. We seen more buyers from the Surrey commuter belt and from further into London than we would usually see, driven by attractive house prices and the family friendly reputation that the Horsham area has developed. We are now seeing low volumes coming to market, an understandable reaction following a surge in activity. I expect numbers to normalise in the new year and for prices to remain strong given the attractive cost of credit, high demand and average wage increases."

Over the last 12 full months there have been 1,834 sales in the Horsham area. This is a 11% change on the previous 12-month
period with an average sales price of £428,452. 12% of sales in the past 12 months were flats, achieving an average sales price of £206,350. Houses achieved an average price of £473,686. The total value of sales was £822,319,470. The highest value recorded by the Land Registry over the past 12 months was £515,000 for a flat and £4,888,508 for a house.

Local Lettings Market

Over the last 12 months, the average rent achieved for properties let in the Horsham area was £1,120 per month. This is
a +6% change on the previous 12-month period. 47% of properties let in the past 12 months were flats, achieving an average rental value of £935 per month. Houses achieved an average rent of £1,329 per month. 38% of tenants are aged between 18 and 29.

At Home News Story

Alex Bethell joined the At Home Team at the beginning of this year as our Sales Director. He felt at home right away having grown up just around the corner from our Horsham office. Paul and Alex’s paths have crossed before and met in the early 1990’s when they both worked in our shop as paperboys, but it was Raj’s Newsagents then. Coincidentally Paul and Alex’s family homes were both just off Merryfield Drive where our office is located. Almost 30 years later, they’re delighted to be working together again having started their careers here. Call it fate but feels like to was meant to be!

Community Support

Community is at the very heart of our business and our Community Chest scheme continues to go from strength to strength by donating £150 of our sales fee to a local run organisation of the seller's choice.
