How did we over-achieve on our latest development?

We were approached by Berkeley to support the final phase at The Paperyard in Horsham, a luxury, town centre development.  Berkeley were keen for additional support in the final phase and brought At Home Estate and Lettings Agency as an additional selling agent.

Our sales and marketing approach helped them to achieve their goal of being offsite and focusing on other developments by Christmas 2021 and we helped by selling 20% of their remaining stock.  Their expectation was around 10 – 12% to be sold by supporting agents.

What did we do differently?

We wanted to capture the lifestyle and aesthetics of the build, ensure that we targeted the right buyers and created lead generators to help target them.  Our range of marketing strategies include the features below.

Marketing video

Allowing buyers to virtually tour the properties, and even measure up for furniture with one of the features that we include, allows us to get to a wider geographical audience who may not be able to physically view with ease.

Targeted marketing

We knew the target audience and thus used advanced, targeted marketing on social media to bring the development to our audiences attention, using a range of video, photos and virtual tours to capture their attention.

Lead generators

At Home Estates don’t wait for our target audience to find your development.  We created personalised lead generators to capture prospect data and follow ups.  These included virtual webinars about Help 2 Buy, a first time buyer masterclass and tax planning for landlords with a specialised accountant, as well as a series of blogs on specific aspects that would likely engage with our primary targets.

Networking

We approached our contacts in financial planning and accountancy to search for first time buyers and landlords that may be interested in this type of development.  Maintaining good relations with other lettings agencies allowed us to approach them for any suitable active landlords.  That trust that has been built with the At home Estates brand means that they knew that we wouldn’t target their landlords for our letting service and so they were forthcoming with active leads.

We have our own extensive database, combining not just an estates business but a lettings arm, a ‘sister’ mortgage advisory business, About Mortgages Ltd, who are registered Help 2 Buy specialists, and a boutique Country Homes agency, Clarke and Charlesworth, that allowed us to tap into a wider and more extensive local audience.
