How to present your garden for viewings

Gardens are often high on the priority list for many house hunters. As with the interior of your home, there are a few simple, inexpensive and quick changes that you can make that will help to improve the sellability of your property. Here are our top five!
  1. Maximise the sense of space

Opening up your garden space should be one of your main priorities, as a spacious garden can help to drastically increase the value and desirability of your home. Decluttering and organising everything from small planters to large deckchairs and barbecues will help to show off your garden’s full potential. Softening the harshness of high walls with decorative and colourful climbers is a great way to present your garden as a homely and inviting space.

  1. Show off the practicality and storage

Outdoor storage is key for almost all property hunters. Having adequate and convenient storage space for things like bikes, barbecues and lawnmowers will tick all of the boxes for buyers with their sensible hats on! If you already have a shed or similar outdoor space, make sure it is well maintained and has strong and up to date security features such as a combination padlock.

  1. Get creative with the outdoor lighting

If one of the main features of your garden is the entertainment potential, then maximise it with creative lighting that ensures it can be enjoyed throughout the evening. If you are holding viewings in the evening, then quality outdoor lighting will ensure your garden’s ambience can be fully appreciated and enjoyed by house hunters.

  1. Focus on the privacy

Buyers can be put-off by a garden that is overlooked. Whilst growing large trees and bushes can take years, there are certain climbing plants and privacy screens that you can add that will help to minimise the feeling of being overlooked in a natural and non-intrusive manner. If you are thinking of the long term, hedges like Yews are often a popular option to prevent any unwanted eye contact with the neighbours when you are sunbathing!

  1. Stage your garden

We’ve long been champions of the importance of home staging; staging your garden is just as important. By showing your buyers how your garden can be used, you will be helping them to imagine what it would be like to live in your home. Arranging garden furniture such as chairs, tables and a parasol around a barbecue will help to sell the lifestyle, not just the property.

It goes without saying that sorting the DIY and mowing the lawn are essential tips to help present your home for viewings, and even for property valuations. Whilst small little gardening improvements are unlikely to increase the value of your home, they will affect the desirability of your property which can have a huge impact on the time that your home spends on the market. Our green-fingered team are always on hand to help answer any of your property related questions so please do not hesitate to get in contact.
